Utility Submetering

Wellspring offers the most complete line of sub-metering applications in the industry. Wellspring can sub-meter any utility in any building, regardless of how the building is configured, plumbed, piped or wired. (See our Reference Library tab on this web site to access product literature) Many of these applications cannot be done by competitors, including:

  • Riser piped water systems with a central domestic hot water boiler - we measure water/sewer AND domestic hot water energy use in each apartment unit
  • Apartments with hot water heaters, but riser piped cold - we measure water/sewer at the heater and the toilets, accounting for 85% of water used
  • Electric sub-metering with data recorded every hour, or every 15 minutes - our meters qualify for a 30% Federal tax credit.
  • If meters are close together, we can track up to 4 meters with one radio
  • Fan Coil systems, where we register both heating and cooing demand (separately and simultaneously), fan use, and perform diagnostic measurements.
  • Boiler heating systems, where we measure BTUs delivered to each apartment
    • If valves are in boiler room, one Energy Monitor tracks four apartments
    • If valves are self powered, we track time and temperature at the heater
    • If thermostats are used, we can simply use our Green Thermostat

Control Utility Use

Wellspring systems average 26% reduction in utility use. This is not an idle claim - remember, we measure utility use on every job. Wellspring systems save more because they are used to CONTROL utility use. Control is enabled by use of open protocol ZigBee two-way radios in every metering and control node, and smart recording and delivery of diagnostic information.

  • We diagnose and report toilet leaks on every job, every day - our clients can fix these leaks BEFORE they waste huge amounts of water.
  • Green Thermostat settings can be changed, limited, or controlled from a central or remote location. Temperature settings can respond to:
    • Sensed occupancy
    • An open window - changing set-points until the window is closed
    • Limits on temperature that the owner establishes
    • Electrical demand limits, at the building meter or the electrical grid
  • Utility use can be curtailed when the utility bill (or the rent) is not paid

A Choice of Service Providers

Wellspring sells meters and related systems to a host of service companies who install our meters and bill your residents. Wellspring also provides meter reading services to some customers who prefer to extract data from our web site and bill themselves.

Wellspring systems do more and produce more data which takes a bit more effort to manage. Wellspring meter reading services fully exploit the rich data environment every meter creates. For example, Wellspring wet energy sub-metering in a riser piped building will require at least 4 water meters in each apartment. Every Aqura water meter measures:

  • Water/sewer use in gallons
  • Hot water energy (every meter senses water temperature) in BTU’s
  • Time of use in minutes
  • Number of use events
  • Leak and tampering diagnostics

Wellspring Energy Monitors measure run-time and the change in temperature across a heat exchanger, recording a rise as degree minutes of heat and a drop separately as cooling degree minutes.

For energy metering (gas or electric) the Energy Monitor maintains up to 97 registers, in 15 minute increments, so that electric can be purchased and costs recovered at lower time-of-day rates.
